Will Rambler be Ready for Move-In by Fall 2026?

Is Rambler On Schedule to Deliver On Time?

Construction at Rambler Tempe is not only on track to completion, but ahead of schedule!

Since breaking ground, the project has progressed smoothly without any delays and has been topped out as of April 2025. With the structure now fully in place, crews have shifted their focus: allowing for the drywall process to be installed on the lower levels while framing continues above. Meanwhile, our signature amenity spaces are beginning to emerge, bringing a fresh design and elevated experiences to life throughout the building.

With the first drywall units finished in March of 2025, we are ensuring everything is ready well before the planned Fall 2026 move-in.

Who is Developing Rambler?

Rambler Tempe is being developed by LV Collective, a nationally recognized student housing developer known for designing and delivering high-quality living spaces in premier locations across the United States. LV currently has over 4,000+ beds under construction across seven student housing developments in six markets.

The general contractor for Rambler Tempe, Layton Construction, has solidified their role as a trusted leader in large-scale residential development, through several high-impact projects in 2024. Some examples include the renovation of Central Station, a groundbreaking mixed-use complex in downtown Phoenix that will include shops, public spaces, and multi-family and student housing. Layton’s ability to combine refinement and scale was further demonstrated with the completion of Sol Modern Phx, a stunning 29-story skyscraper that added 747 units to Phoenix’s skyline. Additionally, the business led the construction of Tempe’s 27-story residential skyscraper, Astria.

Ultimately, Layton Construction, in collaboration with Suntec Concrete, has progressed Rambler Tempe’s construction 35 days ahead of schedule, which leaves the overall project a total of 87 days ahead of schedule.

With this experienced team behind Rambler Tempe, you can feel confident that the building will be ready to welcome residents by Fall 2026.

What if the Project Doesn’t Deliver On Time?

We are so confident that Rambler will be ready on schedule that we are providing a Delay in Possession Addendum to everyone that decided to sign a lease with us.

 

While unlikely, the purpose of the Delay in Possession Addendum is to address the issue of a delay in occupancy stemming from construction.

Put simply, if for some reason we don’t hit our mark, we will not charge you rent for the time you cannot live at Rambler. We will also cover agreed upon daily hotel costs, extra moving costs, and storage costs.
