BASIC INFORMATION

Rambler is located at 1020 E Apache Blvd.

Rambler House is a private coffee shop, coworking and social lounge for future residents and brand ambassadors of Rambler. Once you sign your lease, you gain unlimited access to this thoughtfully designed space, complete with complimentary Daydreamer coffee, comfortable work areas, and a quiet place to focus or unwind.

Rambler House is a place to connect with other ASU students, meet future Rambler residents, and feel part of the community before move-in day. Members will also be invited to curated events and brand activations with our partners, making Rambler House both a social hub and a space for shared experiences.

Rambler House is located at 699 S Mill Ave.

Monday-Friday: 10:00am – 6:00pm⁠

Saturday: 11:00am – 4:00pm⁠

LEASE TERMS

All leases at Rambler begin on August 14th, 2026 and end on July 31st. We do not offer shorter lease terms.

All leases are 12-month installments beginning on August 14th and ending on July 31st. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease. Please contact the Rambler team to discuss in detail.

Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you have a guarantor, they will not need to sign the new lease, but they will be notified of the changes. The guarantor will also have to sign the Future Lease Amendment Addendum.

For example: If you and your roommates are in a 3×3 and want to add one more roommate, we can move everyone to a 4×4 if the space is available and all roommates currently in the 3×3 confirm the change.

You will be automatically enrolled in Rambler’s liability waiver program and charged a fee of $15/month, which only protects Rambler’s property. To protect your personal property, you can opt out by providing proof of third-party renter’s insurance with a minimum of $100,000 of liability coverage. Yes, we offer double occupancy in The Azurite studio and 1-bedroom apartments for an added fee of $200 per month.

Yes, we offer short-term leases for both Fall and Spring for an added fee of $100 per month.

MOVE-IN INFORMATION

We have a limited number of Early White Glove Move-In spots available on July 24, 2026. We will offer additional White Glove Move-In days in August 2026, with the exact dates to be announced. All residents will be able to move-in by August 14, 2026.

Rent Installments & What's Included

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1 and the last on July 1 unless you choose to renew and stay at Rambler Tempe for another year. Because of this, August rent is not prorated.

Installments are due by the first of each month. You can pay this through your resident portal with a debit/credit card or e-check. Alternatively, you can also bring in or mail a physical check or money order to Rambler House.

  • Your installment includes:
    • Premium Wi-Fi internet
    • Fully furnished units (see what’s included)
    • Full-size washer & dryer
    • Smart TV in living room
  • Plus, access to Rambler’s on-site amenities and attentive, on-call staff.

The following items are not included in your installment:

  • Renter’s insurance – Renter’s insurance is required for all residents at Rambler. Residents may provide their own third-party insurance to be contracted directly, or you may opt-in to Rambler’s liability waiver program, Cardinal Protect. Cardinal Protect is $15/month. You will automatically be charged for Cardinal Protect unless you provide proof of third-party insurance that meets our requirements as described in your lease.   • Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly via ClearCharge.
  • Trash fee – $5/month

Optional add-ons

  • Parking – On-site garage parking is available. Parking starts at $150/month. This price is subject to change based on availability. In other words, as parking spots are purchased, the price will increase due to our tier system.
  • Pet rent – Pet rent will be $35/month with a $350 nonrefundable deposit.

Rambler Tempe apartments come fully furnished. Each resident will have a full-size bed and mattress, two-under bed/stackable dresser drawers, and a study desk and desk chair.

Our studio floor plans include a sofa, coffee table, entertainment stand, and wall-mounted Smart TV.

Our standard floor plans come with common area furniture, including an entertainment stand, Smart TV, coffee table, sofa, and barstools. Two-bedroom through four-bedroom floor plans include one or more accent chairs.

Leasing Process & Fees

One-time fees

  • Application fee (non-refundable) – $50 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
  • Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
  • Security Deposit (refundable) – $100 – This fee is due upon move-in and refundable at the end of your lease term.
  • Pet fee (optional) – $35/month for pets. There is a non-refundable pet deposit of $350.

Monthly Fees

  • Trash fee – $5/month

Annual Fees

  • Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by ClearCharge to set up your utilities each lease term. It is not due until you move in. If you renew, the fee will be posted to your August payment.

Since Rambler opens in Fall 2026, students often ask us: what happens on a tour? Tours are held at Rambler House, located at 699 S Mill Ave. You’ll be greeted by one of our LMAs who will take you through the office, on the tour and answer your questions! Rambler House features a model kitchen, Daydreamer Coffee and study space for future residents.

You can easily complete the entire leasing process online. We are also available at Rambler House if you wish to visit us to apply in person.

Step 1: Fill out an application

Start by filling out our application form. You will need the following information:

    • Floor plan and unit you want to lease
    • Name, phone number, email address, birth date, and Social Security number of the applicant as well as the name and email address of your guarantor (if you’re using one)
    • Photo or scan of an identification document such as a passport, driver’s license, state ID, or active military
    • Address of applicant’s current residence, as well as current rent payments and contact information for your landlord, who we may contact as a reference
    • Bedroom preference and roommate information

Step 2: Sign your lease

After your application is approved, you will automatically be emailed a link to sign your lease. Once our leasing associates countersign your lease, you will be notified via email and receive a digital copy of your completed lease.

Step 3: Get email updates

Once your lease is completed, you will get email notifications with more information on topics such as construction updates, events, move-in, etc.

We need your Social Security number in order to run standard credit and criminal background checks.

Rambler is using software from Entrata to keep your personal information secure. All of your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

If you’re under 18, you can still live at Rambler Tempe! You will need to have a parent or guarantor who is over 18 go through the application and leasing process with you. You will not be able to apply using the Apply Now link on our website, but your parent or guarantor can start the application as they will be the primary applicant on the lease agreement. Please contact our leasing office for more information and to get started with the leasing process.

At Rambler, utilities are projected to range from around $15 to $70 per person, per month on average. This will vary depending on floorplan type, usage and other factors. Our focus is on ensuring a seamless construction process, which means we cannot guarantee the ability to provide hard hat tours. While on-site hard-hat tours may not be possible, we are excited to share all the progress with you virtually. Guarantor Information

A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income.

You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. 

In order for a guarantor to qualify, they must meet the following qualifications:

  1. Must earn 3x the monthly installment
  2. Must not have filed for bankruptcy in the past seven years
  3. Must have a credit score of 601 or above
  4. Must have a passing RV Index Score

Contact the Rambler Tempe team for more information on whether or not you will need a guarantor.

We require all residents at Rambler Tempe to guarantee their lease in one of the following four ways:

  1. Sign with a guarantor that meets the qualifications above
  2. Prepay two rent installments, which are applied to the last two months of your lease term
  3. Utilize the Guarantor Waiver Program (GWP) offered by Leap (full-time students only)
  4. Utilize the Rent Guaranty Program offered by Leap

If you are a full-time student and are not able to provide someone to act as a guarantor on your behalf, or you cannot prepay two installments, you will be enrolled in the Guarantor Waiver Program (GWP) offered by Leap through our leasing team. Leap acts as your guarantor for a monthly fee of $83, which is added to your rent payment. The GWP is only available for full-time students (domestic or international).

If you are not a full-time student and do not have a guarantor or the ability to prepay two installments, you will be enrolled in the Rent Guaranty Program offered by Leap. To enroll, you will fill out an online application with Leap and pay a one-time, non-refundable fee after your application is reviewed. This fee ranges between 55% and 90% of one month’s rent, depending on credit history and financial situation. 

Please note: You can’t enroll in GWP within 60 days of your move-in.

Each guarantor must submit their portion of the application so our team can run a screening. After the application is approved, you’ll sign your portion of the lease. Because guarantors are responsible for “guaranteeing” the lease, signing is required.

Yes. If two guarantors want access to the resident’s resident portal, both guarantors will need to complete an application, sign a lease, and pass the screening process. Contact the Rambler Tempe team if you’d like to have two guarantors on your lease.

The GWP program addendum is included on every lease as a safeguard. If the primary applicant signs but their guarantor doesn’t sign or doesn’t pass screening, the program ensures the applicant is still approved. However, if the guarantor passes screening, the resident will not be enrolled in the program.

Yes! As a guarantor, you’ll have a unique login to the resident portal. You’ll use the same email address as you used on the application to sign in.

If you’re unable to log in to the prospect portal, try the following:

  • Contact the leasing team to resend your application link
  • Use the “reset password” option
  • Ask the leasing team to confirm your email address; they can reset your password if needed

Parking

Yes! Rambler Tempe offers access to our on-site parking garage at an additional monthly fee. To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking is not guaranteed without this addendum.

At this time, we have not yet determined whether our garages will have electric vehicle chargers.

There is not parking available onsite for guests or visitors. Guests can park on the street nearby.

Yes! There are bike racks are in a secure room with Salto access.

Living at Rambler

Once Rambler is complete, a maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call Rambler House for assistance. All maintenance workers will be dressed in Rambler uniform, and are not to enter any unit without resident approval.

Utilities are set up by our third-party utility service, ClearCharge. Your monthly utility bill will be posted on your resident portal for payment. You do not need to pay through ClearCharge.

To provide peace of mind for students and parents, Rambler takes the following security measures:

Surveillance cameras

Rambler features an extensive security camera network throughout the entire building and parking garage. Cameras will be placed in the following locations:

  • All exterior entrances
  • Lobby, leasing office, and coffee shop
  • Amenity spaces, including the fitness center, yoga studio, study mezzanine, and pool deck
  • Parking garage
  • Elevator cabs and elevator lobbies
  • Every residential corridor

Controlled access

Rambler provides residents fob access to all exterior doors, amenity doors, and elevators. Additionally, each unit has electronic key access to all front doors and traditional key access to individual bedroom doors.

After-hours courtesy officers

Rambler also provides professional, on-call security after hours, who will be dressed in uniform.

Deadbolts

All units at Rambler will have doors equipped with deadbolts in addition to regular, single-latch locks.

Rambler Tempe welcomes pets, but with a few restrictions. (Believe it or not, we’ve actually been asked about pet skunks. We said no. You’re welcome.) Restricted animals include (but are not limited to) aggressive dog breeds, such as Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, and Great Danes. If you’re curious about another type of animal, feel free to contact the Rambler team.

The level will depend on your floor plan type and apartment number.

Each level has a variety of floorplans available. If you and your friends want to lease multiple units on the same floor, our leasing team will do their best to accommodate! Take a look at our site plan to see how each floor is laid out. You can also check out our floorplan options to see what unit type is the best fit for you.

At Rambler, we encourage residents to personalize their space, including wall art and other decor, to make it feel like home. We just ask that any holes made in the walls are no larger than a dime. Residents are responsible for spackling and painting over any holes upon move-out, and failure to do so may result in charges.

Yes, each floor has a trash chute, and we provide a trash tote for larger items like boxes. We ask that all boxes be broken down before disposal.

Our access control system and door hardware are powered by Salto, providing both building and unit access. We will give residents access to a digital key, but you can also request a back-up FOB. There will be hard keys for bedroom locks and mailboxes.

Rental installments and monthly fees are due by the first of each month and are considered late on the 4th. Payments can be made through your resident portal. Log in at ramblertempe.residentportal.com and go to the “Payments” tab to see any balances owed. We accept checks, money order, cashier’s check, and credit/e-check online. We are unable to accept cash.

The following convenience fees apply:

  • Credit or debit card convenience fee: $7.95
  • Bank account ACH fee: $1.95
  • Checks: Free

Rambler offers residents up to 1 Gigabit speeds per user. Residents will have a home-like experience with Personal Area Network (PAN), allowing Wi-Fi-connected devices to interact (i.e., Sonos speakers, and Apple AirPlay, wireless printing, etc.).

Each unit has a designated mailbox located in the mailroom. You can access it anytime using your assigned mailbox key.

Rambler Tempe provides Luxer lockers for package deliveries. When a package arrives, you’ll receive a code from Luxer to retrieve it. Oversized packages that don’t fit in the lockers will be stored in the overflow package room and can be picked up during leasing office hours.

At Rambler Tempe, we offer four room types:

Signature Rooms – Our standard option with essential features
Elevated Rooms – Feature 10-foot ceilings for a more open, airy feel
Courtyard Terrace Rooms – Located on the 5th floor with convenient access to amenities
Penthouse Rooms – Situated on the top floor, just steps from premium community spaces

Select room types also include larger bedrooms and walk-in closets for added comfort and storage.
