What Happens on a Tour of Rambler? What to Expect and How to Prepare (Updated for 2026)

If you’re considering leasing at Rambler Tempe, you might be wondering: What exactly am I touring if the building isn’t finished yet? And if it’s your first time ever touring a student apartment, the process can feel even more confusing — especially when you’re expected to make a big decision like signing a lease.

Since Rambler isn’t completely built yet, we host tours at Rambler House, which is a carefully curated preview of the completed building. You’ll see a full model kitchen with the actual finishes and appliances used in our apartments, explore high-quality virtual renderings of the amenities and common areas, and review floor plan options with our leasing staff. While you won’t walk through a physical unit, every element of the experience is designed to give you a clear, confident picture of life at Rambler Tempe.

The Rambler team has helped hundreds of college students, including many first-time renters, confidently navigate their apartment search, even while our community is still under construction. Our goal is to make sure you know exactly what to expect before, during, and after your tour so you can feel prepared and informed every step of the way.

In this article, we’ll walk you through the full Rambler tour experience, from how to prepare ahead of time, to what you’ll see at Rambler House, and how to move forward once you’ve found your ideal floor plan.

Scheduling Your Tour

The first step of the process is to schedule your tour on our Book a Tour page. Rambler House, where you’ll come for your tour, is open Monday through Friday from 10am to 6pm, Saturdays from 11am to 4pm and Sunday from 1pm to 4pm. 

If you have potential roommates in mind, I’d recommend coordinating a time that works for everyone, so you can collectively ask questions and make sure you’re all on the same page. 

The tour typically ranges from thirty to forty-five minutes, depending on your familiarity with the leasing process and your specific needs.

How to Prepare Before Your Tour

Before your scheduled tour, reflect on the priorities you have for your apartment. Consider factors such as the number of desired roommates, preferred views and any specific requirements you may have. Having a clear idea of your preferences will streamline and personalize your tour experience.

Here’s a checklist to think through before your tour:

  • Price range
  • Preferred floor plan style (studio, 4×4, 3×3, etc.)
  • Desired amenities
  • Window preferences
  • Bathroom specifications
  • Pet accommodations
  • Parking options

Prepare a set of questions for the leasing staff, as committing to a year-long lease is a significant decision.

If you have roommates in mind, you should all discuss your priorities together as well! That way you’re all on the same page while you’re on your tour, and it’ll make the selection process that much easier.

Arriving at Rambler House

It’s tour time! At the time of your scheduled tour, make your way to Rambler House, located at 699 S Mill Ave Suite 112, Tempe, AZ 85281. You’ll be greeted by one of our Leasing Managers or Leasing and Marketing Associates (LMAs), who will virtually guide you through the property and answer any questions you have.

As a bonus, enjoy a complimentary handcrafted coffee or matcha from our in-house coffee bar, Daydreamer. If you sign a lease at Rambler Tempe, you’ll receive free coffee and matcha from Daydreamer until move-in! Once the building opens, Daydreamer will be open in the lobby for purchase.

Pro tip: Daydreamer operates from 10 a.m. to 4 p.m., Monday through Friday, so consider scheduling your tour during these hours to savor the experience!

Exploring Rambler House

When designing Rambler House, we incorporated colors, patterns, furniture and decor that mirror the aesthetics of the completed Rambler Tempe interiors so you can get a feel for what the building will look and feel like. 

Within Rambler House, you’ll also find a model kitchen showcasing the countertops, cabinets and appliances slated for your future unit.

Taking a Look at Virtual Renderings

After checking out Rambler House, an LMA or Leasing Manager will guide you through a virtual tour of Rambler, featuring lifelike renderings of exteriors, study floors, amenities and Daydreamer. Feel free to ask any questions you think of during this time, our staff is here to assist you!

Looking at Floor Plan Options

Next you’ll explore floor plan renderings. Share any preferences you have for floor plans and our staff will assist you in identifying the unit that aligns best with your needs. This is when the list you made earlier of your apartment priorities and preferences will come in handy!

Begin Your Application

Once you’ve settled on the ideal floor plan for you and your roommates, you’ll kick off the application process.

Ensure you have your driver’s license or government ID on hand. The application typically takes about 10 minutes to fill out.

For international students, we recommend completing your application inside Rambler House to address any questions or concerns that may arise during the process.

Guarantor Information

The application will also ask about your guarantor’s information.

If you’re unfamiliar with the term, a guarantor is essentially someone who qualifies to co-sign a lease, like a parent or guardian. Given that most students may not qualify to sign a lease independently, the guarantor assumes the responsibility of the rental rate on your behalf.

Once you’ve finished your part of the application, your guarantor will receive an email to complete another brief section.

Signing Your Lease

After you finish the application, you’re ready to sign your lease. Take the time to read through your lease thoroughly and ask any questions as they arise. Signing a lease is a big commitment, so it’s crucial to understand the terms fully. After signing your lease, you officially become a future Rambler Tempe resident! Congratulations!
